Utilizing proper analysis practices he forecasts cash flows to advise on Cap Rates, Cash on Cash returns, Internal Rate of Return, Net Present Value, tax liabilities and implications, as well as other crucial data points. He stays in touch with the investment market on a national basis through identification of performing and growth markets and asset classes.  Bryce utilizes a unique deal structure providing commercial real estate investors the ability to step up to assets at purchase levels which they may not have qualified to participate in outside of this unique structure.  His practice also assists self-employed investors in utilizing retirement account funds to purchase commercial real estate investments.

Bryce has had tremendous industrial deal volume. As an expert in industrial marine property he has extensive knowledge of the lower Mississippi River.  The most notable transaction is the November 2018 $30.5 Million sale of an industrial development tract on the lower Mississippi River in which Bryce represented Ram Terminals in the sale of their property to a joint venture between the Plaquemines Port Harbor and Terminal District and Tallgrass Energy.  The site is in development for a $2.5 Billion dollar bulk liquids terminal including a tank farm for bulk liquid storage, a ship dock, new rail bridge, and truck access.  This transaction received much political attention and press and the process included parish approval of a $650 Million revenue bond.

Office – Bryce has represented Buyers, Sellers, Landlords, and Tenants in office deals completing transactions in all New Orleans sub-markets including CBD and Metairie office towers. Knowledge of local office market rates, familiarity with the multi-tenant buildings and relationships to the brokers who represent those landlords, and a keen understanding of transaction provisions, make him well suited to service local office needs.
